Things to Do
Rental Agreement Every guest is required to read and abide by the Rental Agreement, as a condition of your stay.

  • Noise Ordinance (strictly enforced): The amazing neighborhood we are in requires respect and that all guests adhere to reasonable noise limits 24/7.
    - Quiet Enjoyment & Noise Control MUST be respected at all times, 24/7! Noise from the guests at the property shall be reasonable at ALL times (less than 70 decibels) as heard from the street
  • This threshold of unreasonableness becomes narrower from dusk to dawn
  • Strict Quiet Hours: 10pm through 10am, are when no noise can be heard from the property. During this time, do not be on the porches, garage or pool area without being acutely aware of your voices (including children) and absolutely no music.
  • After 10pm, please turn off all outside lights, close all doors and both garage doors
    - A founded noise complaint, made at the discretion of the responding officer, can result in a fine of up to $1087 and a mandatory court appearance for the guest on record.
  • - Familiarize yourself with the "First Strike Rule" (which we hope to never use, below)
  • Turn Off Lights: Before going to sleep and before 10pm, please turn off all exterior lights (front, rear porches and bar area) as well as lights in the house that aren't needed (kitchen sink and island lights, dining room table, etc.) The lights are bright and cause issues for our neighbors. Appreciate your attention to this!
  • No Smoking: There is no smoking inside the property (vaping, cigarettes, cigars, etc.). If you are going to smoke please only smoke in the driveway and be sure to properly extinguish and dispose of any cigarette or cigar butts. Please do not litter.
  • Events:: No events without prior owner approval: NO BACHELOR/BACHELORETTE PARTIES ALLOWED.
    Events may be allowed but only with express written approval by Owner (which may require event insurance and additional fees).
  • Damage Protection:: Things happen & it is OK!!: This may be counterintuitive, but with every reservation you have purchased Accidental Damage Insurance and we know that sometimes things break and items can get damaged- it is OK! That's right, it is OK.
    1. Whoops- the lamp broke, we damaged the wall, dropped some plates, spilled wine on the couch, scratched the floors, our kids drew on the wall or something just happened. Don't worry....
    2. All we ask: Please tell us ASAP and just take a picture of it (send via email/text). That's it!!
    3. You aren't charged for accidental damage, that's what the insurance policy is for.
    4. Doing this allows us to create a claim and start addressing the issue so we can provide the same experience and ammenities for all our guests, including those that come after you.

    Property Management Team We have teamed up with Emily Loftis as our property manager. Emily is a native of Isle Of Palms, with a keen eye to manage the property and your guest experience. We know how important cleanliness and ensuring the home and all our ammenities create a 5-star guest experience on your vacation.
    Before your stay you will receive her contact information, please use this for anything that comes up during your stay.
    You are going to love this home, the island and your stay!! We look forward to hosting you.
    Wi-Fi Wi-Fi Access: For all our guests we will communicate with you what our wi-fi network (sid) and password are prior to your stay.
    We will automatically send you this information a few days before your arrival.
    Also, our team does inspect and verify that the wi-fi is working prior to your arrival as we know how important access is to our guests.
    If you do not hear from us within 2 days of your arrival please reach out to us (Property Manager or owner) and we will make sure you get that information.
    Sonos: We are excited to announce that we have added three Sonos/Wi-Fi speakers. Download the Sonos app to connect to the speakers, control your volume and stream your music playlist using amazon prime music, pandora, spotify, and more. One is located in the 3rd floor living room, the other two are on the first floor living room and kitchen.
    Check-in Integral to the Breeze Check-in services, we have looked at every aspect of the guest experience and realize that no one wants to have to schedule a time to pickup keys, carry those keys, or think about losing them and then having to return them at a specific place and time. You are on vacation and we don't want you to think about this.
    Two days prior to your arrival, you will receive an email (10am EST) and text (1pm EST) with the following information:
    1. Check-in Time: The Check-in time is AFTER 4pm EST on your first day, but arrive anytime after without any concerns.
    2. Electronic Key: A custom electronic key will be generated for the duration of your stay.
      This key is used fo you and all your guests to access the front door (on the second level/porch).
      This electronic key will be sent via email (10am EST) and text (1pm EST) on the day of your arrival.
      This avoids you having to coordinate your arrival/departure and avoids any worry about losing a key.
    3. Wi-Fi: The home's wi-fi network id and password will be sent to you on the day of your arrival, so that you and all your guests can access high speed wi-fi throughout the house and property.
    4. Property Management: Our property management team's phone number, which is monitored 24x7 will also be sent to you.
      Even though we thoroughly inspect the home before your arrival, things can and do come up. We want to resolve these items before they become an issue for you. Please bring issues to us quickly so we can work to resolve them. A 5-star experience is vital to us.
      This number will be your one place to reach out to during your stay.
    5. Starter Supplies: The house will have basic starter supplies for your consumable items for the kitchen, each bathroom, and each bedroom. We recommend guests arrange a delivery of essentials they will need for their trip, grocery delivery services are listed to make this easy. The starter supplies are as follows:
      • Kitchen: (1) hand towel, (2) rolls of paper towels, (1) dish soap, (2) pods for the dishwasher, (2) trash bags for kitchen garbage.
      • Laundry Room: (2) HE pods for the washer
      • Bathroom(s): a bath towel, hand towel and makeup towel (1 per twin, 2 for each queen/king beds), (2) rolls of toilet paper per toilet, (1) trial size shampoo and conditioner for each shower, (1) trial size bar of soap for each shower, (1) trial size bar of soap for each sink.
      • Bedroom(s): all linens, sheets, comforters, duvet covers, pillows and cases.
      • Barbeque/Grill: (2) propane tanks- 1 full and another empty to swap, fills and exchanges can be done at the nearby gas station or grocery store.
      • Pool Towels: (16) Pool towels will be provided for Guests, located on the 2nd floor in the laundry room in the cabinet above the Dryer.

      Note: These supplies allow Guests enough time to settle in before needing to go to the grocery store to get their desired consumable/disposable products for your stay.
    Early Check-in Unfortunately, we do not offer early check-ins in most circumstances, especially during our peak season where we are fully booked with back-to-back reservations.
    We really wish that we could offer even more flexibility for all of our guests, however due to the need to professionally clean, disinfect, inspect and ready the home for the next guest, we need the time from 10am EST to 4pm EST.
    So we need to make sure all guests check-in after 4pm EST on the day of your arrival
    If we can offer an early check-in the timing is up to the owner and property manager, but there is a fee of $25/hour for each hour before the standard 4pm check-in time.
    Check-out We offer our Breeze check-out services with no keys to return or lengthy check-out process we want you to enjoy your time with us to the last possible minute.
    If we can offer a late check-out, this option and the timing of the late check-out will be up to the owner and property manager, but there is a fee of $25/hour for each hour after the standard 10am EST check-out time.
    The day before your check-out, you will receive a text with a link to this page and the following information. See below for a few items to take care of before you leave:

    2. Checkout Time: Check-out time is 10am EST on your last day.
    3. Beds/Linens: Please do NOT change or remove/strip linens from beds, leave linens, sheets and pillows on the beds.
    4. Bathroom/Towels: Please leave bath, hand and makeup towels in the bathrooms, no need to do anything else.
    5. Fridges (Kitchen, Deck and Garage) Please remove ALL items from the freezer and fridge taking all items to the trash or recycling bins outside.
    6. Dishes: Please rinse all dishes and place in Dishwasher and START the cycle.
    7. Grill/BBQ: Turn off the propane tank gas. After ensuring the grill is cool, please clean the grill removing all stuck on food by scraping grill with stiff wire brush and move all material through the bottom hole of the cook box into the disposable waste pans which can be discarded into a trash bag and placed into the trash bin.
    8. Pool & Toys: Please remove all pool toys from the pool. Discard any items that are not in good/great condition and leave items worthy of the next guest in the Garage under the stairs (swap area)
    9. Cleaning: Please bring all Trash (Trash FAQs) and Recycling (click to see what can be Recycled) to the appropriate bins outside (located outside between the garage doors).

      Do NOT move the bins or roll them out to the curb, we have a service that will take care of this at the appropriate time both rolling the bins out and rolling them back in. Fines will be assessed to guests who move the bins as the IOP enforcement code is very specific on where the bins can be located at the house and when they must go out and be taken back in
    10. Lights: Please turn off all fans and lights BOTH inside and outside of the house.
    11. Damages: Please let us know of anything that was damaged, or not working, during your stay. This way we have time to fix or service the item(s). Remember you have paid for Damage Insurance, so we just need to know and there should not be any cost to you. See Rental Agreement: Accidental Damages (click here)

    Late Check-out Even if you arrived late, the check-out time does not change and is 10am EST on the day of your check-out.
    We do this, so that the cleaners, property manager, service crews (pool, lawn, irrigation) all have the time needed to get the home cleaned and prepared for the next guest, just like we do for your stay.
    We hope this makes sense.
    Broom Closet It is almost unavoidable that the occasional spills happen and inevitably sand & dirt will be tracked into the house. We have a small broom closet with a vacuum, dust pan and multiple brooms to help you clean up these messes.
    This small broom closet is located in the corner of the 1st floor Card Room (next to the dining room) that has items that you should feel free to use.
    You'll find a Dyson cordless vacuum cleaner to make cleanup a breeze, please charge this when done and empty the container frequently.

    Swimming Pool We are excited to have a private, heated pool at the property.
    1. Safety: SAFETY FIRST!!! As with any body of water, we urge you to ensure that you are keeping all your younger kids in your care, and when in the pool there is always adult supervision. There are also three (3) safety devices in use, fences/gates, and retractable safety devices on the top and bottom of the staircase.
      Absolutely no DIVING into the pool, this is way too shallow.
    2. Child Safety Gates: From the porch to the pool, there are four safety devices. The living room to porch door, a retractable safety gate at the top and the bottom of the staircase, and a child proof locking gate on the landing between the porch and pool.
      Note: When the gate is fully retracted (not visible) on the left side you have to push the button that's on the top IN, and then you can pull the handle with the safety gate and lock on the other side of the stair.

      While this is a lot, you must use these devices and ensure that they are closed (or property retracted/engaged).

    3. Pool Size: The pool is roughly 12 ft x 24 ft (3,000 gallons of water) and offers a sun shelf/ledge that is very shallow for those who want to sit in the pool loungers and soak their feet and for smaller bathers. The sun shelf also has an umbrella to offer you shade. The deepest part of the pool is about 6.5 ft.
    4. Everyone MUST Shower: The pool is professionally cleaned before your stay and is disinfected with chlorine.
      Everyone must shower before entering pool, this is for everyone's safety to avoid bacteria build up.
      Please use the shower which is located on the left side of the house when looking from the pool to the home, and has both cold/hot water.
      Sand is the worst culprit, that brings in loads of bacteria from the ocean, please shower and remove all sand from your body and swimsuits.

    5. Issues with the Color, Clarity and Heat of Pool?: If there is an issue with the color/clarity of the pool or the pool is staying hot (for guests who's paid to have this heated) then this is the section you want to read.
      a. Maintain Water Level:The water level needs to be 2 inches above the bottom of the skimmer opening (located on the inside of the pool, near the stairs).

      An easy way to see if this is the issue is by looking at the bubbler on the shelf, if it isn't throwing water or very little then the pool's water level is too low or something is blocking the skimmer.
      When the water falls below this level you can expect issues with the cleanliness and color of the water and if you've opted to heat the pool the temp will drop.
      b. Refilling Pool: This is very easy to do. Use the hose by the outdoor shower and set a timer as adding 1 inch of water takes about 1 hour. You can also call out to our Property Manager/Owner to let them know.
      c. Shock Treatment:We do also offer a shock treatment you can do yourself, where you can use a 1 lb. bag of shock that can be sprinkled into the pool. All we ask is that everyone is out of the pool for 30 mins AFTER adding the full bag of shock.
      If there are any issues or your are uncomfortable doing this, please reach out to our Property Management team, who will help you.
    6. Pool Heating (fee applies): See Rental Agreement for more information. During certain parts of the year, temperature dependent the pool can be heated for an additional fee which will vary based on the average temperature and wind conditions for your reservation.
      Please reach out to us before your stay so that we can discuss this charge and ensure that our team has ample time to start heating the pool, which we heat to 82°F or 84°F depending on the weather. And you can let us know your preference.
      We will send you a quote at least 7 days before your arrival if you indicated your interest in your guest form that you'll receive when you make your reservation. At that point you can decided on whether you'd like to proceed with heating the pool (payment is required prior to your stay).
    7. Pool Cleaning Schedule: During the off peak season we have pool cleanings twice a month (Friday's) and after Memorial Day we switch to twice a week cleanings. To help keep the pool clean for make sure to remove all Pool Toys when there are no swimmers and every night.
    8. Pool Toys: Please check and clean the pool skimmers (open the top, check and clean the basket) to ensure water can flow through the filtration system.
      If the water is not flowing this is generally caused by items/toys preventing water flow which will affect the color/clarity of the water and the ability to maintain the heat of the pool.
      If a service is requested and pool toys or other guest items are found to be clogging or othrerwise impeding the flow, the guest will be charged for the visit- an easy way to prevent this is to remove your items as often as you can and every night.
    Garbage & Recycling Garbage and Recycling are handled by City services from Isle of Palms and Charleston County. Schedules vary by the time of year, please see below:
    1. Trash Services: Isle Of Palms Public Works handles trash pickup IOP Public works, 1x/week during September - May (09-05) and 2x/week June through August (06-08)
    2. Recycling Services: Single Stream Recycling managed by Charleston County (once every 2 weeks) Recycling Guide

    Crib & High Chair We have a (1) Crib, (1) High Chair and (1) Baby Bath available (fees may apply).
    Please let us know which room you would like the crib to be setup in for your stay.
    If you have more than one child in need of this please see our 'Trusted Prerferred Partners' for information on some choices to rent these items.
    We also suggest renting a pack-n-play for toddlers and umbrellas for everyone.
    We have a beach trolley and a cooler for your use which makes bringing things back and forth to the beach so easy.
    Kitchen The home has a beautifully spacious and fully stocked kitchen to suit 16 guests.
    We know we will have a lot of guests at any one time, so we are prepared with all your needs: dishes, silverware, knives, garbage disposal, cups/glasses/wine glasses, condiments, kitchen paper and cloth towels, and napkins.
    There is tons of cabinet space to store all your dry goods and find all your dishware and glassware.
    We also have a oven, microwave built-in, electric cooktop in the island, blender, toaster, coffee preparation station and coffee maker (Keurig, drip coffee maker and a water kettle for tea), dishwasher, fridge and freezer with ice and water dispenser.
    In addition, we have the perfect dining room table to fit everyone at meal time, 14 adults, with another smaller table in the next room that can comfortably seat another 4, but that is also used for study/work or a card table.
    Outside, on the ground floor by the pool, we also have a BBQ/barbeque grill, with a bar featuring a sink and a nice bar that fits 4 high top seats underneath.
    Kitchen: Dishwasher: Dishes From time to time we get a question on why the dishes in the dishwasher aren't cleaning or doesn't appear to be working.
    There have been a few things that happen that create this issue that are very easy to fix, see below to try out 1 or all the solutions:
    1. Check & Run The Kitchen Sink Garbage Disposal: Make sure that the disposal has been run and the drain is clear each time you are going to use the dishwasher. This is very simple and the first thing we recommend trying. To the right of the ktichen sink is a bank of switches, use the one labelled 'Disposal' while making sure that there is hot water running in the sink and before starting the disposal. If the disposal isn't running quietly and there is food being ground, please either clean the drain or let the disposal run with Hot Water until the disposal is clean and there is no food being ground up and the water in the sink is draining quickly.
      The dishwasher uses the kitchen sink's drain during the drain cycle, so if water can't get out the dishwasher it can't clean the dishes properly. Simple fix!
    2. No Large items preventing the D/W arms from spinning: Check and make sure there are no large utensils or rolling pins that are blocking the top shelf arm from spinning. Any large items should be laid flat on the top or the bottom shelf, without the arms freely spinning water and detergent can't properly reach the dishes to clean them.
    3. Clean the D/W Filter: While we clean the dishwasher filter between every guest, there will be times when there is enough food particles introduced where the D/W filter gets clogged/dirty. There is an easy way to check this and also clean the filter. Click the link to see a quick you tube video on how to remove, inspect and clean the filter:

    Parking The house has a large 2 car garage, with an electric charging plug for your Electric Vehicle (EV). We also have ample space in the driveway to park 4 cars comfortably.

    Air Conditioning (humidity control) This property is very well equipped to handle both the heat and humidity of the South Carolina coast.
    We hope that you remain comfortable and also think about taking a dip in the pool, float on the pool loungers, hide out under the shade by the bar or on the porch on the second floor. There are fans throughout the home to bring a sea breeze indoors so you remain comfortable throughout your stay. Fan remotes are located in each bedroom and living room, please use this for lighting and to help bring the temp of the rooms down by as much as 5F.
    The home has 3 different A/C zones in the house each zone controlled separately, to maximize your comfort and cool you down while also removing the humidity. Please contact the Property Manager or the Owner if you wish to adjust the temperature, please give the floor and the desired temp. The house will be maintained between 68F (night) and 72F (morning/day) throughout your stay.
    Golf Courses Golf:: South Carolina is a premier golfers destination stay at this magificent property and create a Golf Sensation package for up to 16 golf buddies or several families. You won't find this pricing or flexibility to access so many renowned golf courses in the South Carolina. Oh yeah, you get your own private pool, 5K sq ft home, 7 bedrooms, 5.5 bathrooms, 3 levels of living space, porches a private bar and access to Isle of Palms best beach.

    Pets We love our pets, however we do not allow any pets on the property at any time, other than certified/trained service dogs which will require a pet fee and a pet agreement.

    How do I operate the Showers? We get this question enough that we wanted to make sure you know you are not alone, and there is nothing to worry about, we check the showers before each guest arrives and everything is working.

    The showers in the house have two valves, BOTH must be pulled forward towards you. If both are not pulled out then the shower may not send water to the head or the wand.
    I know I already tried it and it doesn't work. OK, in this case, push the shower valves back towards the wall, and then pull them back again (just a little force goes a long way). TADAAAAA!!!
    How do I lock the Door? We get this question as well, how do I lock the door from the Dining Room to the rear porch, again you are not the first or last to ask.
    If you open the door, you'll notice a gold label that has instructions on how to operate the door.
    The instructions are basically, with the door open, lift the handle (on the inside of the house) up (all the way), then shut the door, then turn the lock. And finally you can release the handle and test to make sure that the door is in fact locked.
    How do I use the TVs, Cable and Controllers? We get this question as well, how do I use the Smart TVs, Controllers and Cable boxes. We hope the information below helps you.
    The TV's are smart TVs
    There are two remote controls, a Roku remote and an Xfinity remote.

    The Roku Controller (shown on the left with the blue buttons) will turn on the TV and control and streaming services you may have, you'd login to things like Disney+, Netflix, Hulu. etc. On this you controller you can choose the input for the TV, which can be the Cable TV, a streaming service, a DVD, Gaming Console (on the 3rd floor) or something you hook up to the TV.

    Select the Input as 'Cable TV'. This is operated by Comcast/Xfinity Controller (seen below)

    The button 'Guide' is your friend to see the channel listings, quickly scroll through channels. The controller is unique in that you can speak into the controller by using the microphone button and then speak your command. Like 'Watch Football', 'Watch Friends', etc. Use the controller to also control channels: channel up and down, and volume controls.
    Electric Issues: Kitchen and Bath, solved!! As in most homes we have protection in our electricity for rooms that have water, including the kitchen and bathroom. A standard safety device is included in the outlets, these are called GFCI outlets that break the circuit if an overload or ground is detected.
    Step 1.The device is simple to see and if you loose power in either the kitchen or the bathroom, this should be the first place you look. The outlet has a 'Reset' and a 'Test' button that you can push with your finger, if one or more outlets don't work, you want to find the outlets in the room, and go in a circular pattern around the room hitting 'Test' and then 'Reset' on each outlet that has a GFCI. Once that is complete, you should have power to the outlets again.
    Note: If the hair dryer is the only thing that is not working in the bathroom, then the issue is most likely with the GFCI box on the power cord, please reset this the same way as the outlet. If that doesn't work please let us know.

    Step 2. If power is still not returned to any outlet in the room, then the second place to look will be on the 2nd floor laundry room where there are two electrical panels. Here you can find the room that you are having power issues with and find the corresponding number from the label and then the circuit that has that same number, flip the circuit off and then back on. Note that if the circuit was originally sitting in the middle position, the circuit was tripped and was most likely the cause of the power issue.

    EV Charger: Outlet Electric Vehicle (EV) Charger Outlet: We have an Electrical Outlet (100 amp circuit) dedicated to charge our guests EV.
    Since the charging cord and adaptor varies by make and model of your vehicle, we do not have any charging cords, adapters, please bring these with you.
    The EV charging outlet is located in the Garage, Left Bay (when facing house from street), see pictures below:
    Environmental Friendly We have put a lot of thought into how we think about natural resources, our energy footprint, fossil fuel usage and recylcing throughout our property. We aren't done and we will keep striving, but here are some of the highlights of what we have achieved so far:
    1. To encourage continual adoption and the use of Electric Vehicles and Plug-in hyrids we have a free Electric Charging port in the Garage for EVs and PHEVs.
    2. We do not use paper, no single-use paperwork in our business, everything is done electronically including our continually updating FAQs (you are reading this now), instructions for the house, check-in/check-out, etc.
    3. No single use straws or containers in the house
    4. We strongly encourage recycling and have purchased 3 bins for our guests to use, please see recycling instructions for our single-stream recycling which makes it easy to recycle more and use less.
    5. We use Eco-Friendly Lighting throughout the home- CFLs and are moving to all LEDs by 2025.
    6. We are using smart thermostats that manage and minimize our energy footprint, including when no guests are present in the home. We are part of the Leaf program with Google that donates our energy credits to a local low income apartment.
    7. We use tankless water heaters for all our hot water usage, which is far more efficient than the traditional water heater tanks.
    8. We use propane for heating the home, hot water, and the pool. Propane is one of the most efficient carbon fuels.
    9. To further reduce our reliance on A/C and heating we have fans strategically placed inside the bedrooms, common rooms and outdoor spaces to minimize our use of electricity and fossil fuels.
    10. We minimize our use of drinking water provided by the City by installing a well which is used for all the property's irrigation needs. In addition,we use efficient sprinkler heads and timers to minimize the use of water on our plants, shrubs and gardens.
